GreenStone Smart Property — Self-Hosted Community Billing Suite

A complete, ready-to-sell property management system: a mobile-first resident portal plus a full PC admin console, built for small and mid-sized property companies that want to collect fees online while keeping full control of their money and their data.

The core promise is simple: the platform never touches the funds. Payments use WeChat Pay V3 in direct-merchant mode, so every yuan settles into the property company's own merchant account. A built-in demo payment mode means you can demonstrate the complete flow — select bills, pay, watch bills get written off and see the transaction appear in the admin ledger — without any merchant credentials.

Two applications, one codebase

• Resident Portal (/m) — an app-style H5 SPA with bottom navigation: home dashboard, bill payments, notices, maintenance requests, community events, housekeeping bookings, neighbourhood feed, marketplace and account.
• Admin Console (/admin) — a desktop dashboard with 13 modules: analytics, fee items, bills, payment records, residents, properties, notices, work orders, events, housekeeping orders, feed moderation, marketplace moderation and payment settings.

The billing flow

1. Admin configures fee items (property fee by floor area, parking, water, electricity) and generates bills for a billing period in bulk.
2. Residents see only the bills belonging to their own properties, filter by status, and tick several bills at once.
3. A running total is shown in a sticky checkout bar; one tap creates a single payment order bundling all selected bills.
4. On success, a single database transaction marks the order paid and writes off every linked bill — no partial settlements.
5. Residents get a digital receipt in Payment History; the admin sees the transaction, channel, transaction ID and timestamp in Payment Records.

Why buyers like it

• Private deployment. One Node.js process, one SQLite file, no external services. Data stays on the buyer's server.
• No build chain. Both frontends are plain HTML/CSS/JS single-page apps. Open a file, read the code, change a label — no bundler, no transpiler, no framework lock-in.
• Zero native dependencies. SQLite runs through Node.js 22's built-in node:sqlite; there is no native module to compile on the customer's machine.

Requirements: Node.js 22 or newer, any OS that runs Node (Windows / Linux / macOS), ~20 MB disk space. For live payments you additionally need a WeChat Pay merchant account and a public HTTPS callback URL; setup is documented in DEPLOYMENT.md.
